Why Do I Need A Certificate of Use?
As of March 13, 2009, buyers of foreclosed properties in unincorporated Miami-Dade County received some protection against sudden repairs or other inadequacies from buying a foreclosed property. Residential home inspections are required by Miami-Dade County Ordinance No. 08-133 by the Department of Planning and Zoning (DP&Z) acquired through a Certificate of Title (Foreclosures and Judgments). Ordinance No. 08-133 affects all residential properties in unincorporated Miami-Dade County which are obtained through a Certificate of Title (Foreclosures and Judgments), in accordance with Chapter 45, Florida Statutes. Residential properties involved include single-family homes, condominiums, townhouses and duplexes. The ordinance requires title holders of foreclosed properties to acquire a Certificate of Use before to offering the property for sale, transfer or alienation. The CU requirement levies a $300 (plus 8% surcharge) per-property filing and processing fee.
